1. During the
summer, our rental units book either
Monday to Monday
or Saturday to Saturday
depending on each particular unit. (There are a few exception; please contact us
for these.
During the off season, partial weeks --
WITH A THREE-NIGHT
MINIMUM -- are available in most units, checking in any day
EXCEPT
Sunday. During Holiday periods a weekly rental is required.
2. A deposit of
1/2 (one-half) the total rent is due within 7 (seven) days of the date the
reservation is made to hold the reservation. The account balance, including
sales tax (11.16%), security deposit, cleaning fee, and the other half of the
rent is due 30 (thirty) days
PRIOR
to the check-in date.
3. Rentals made
for the following year are held until January with a $100 deposit. In January we
contact you for half of the rent. Prices for the following year cannot be
guaranteed until finalized (usually in December). If a cancellation is necessary
we will make every effort to place you in a suitable alternative unit.
4. There is a
non-refundable cleaning fee for each
unit.
5. Security
deposits will be refunded within 30 (thirty) days of checkout.
6. Reservation
deposit is refunded if cancelled
IN
WRITING 45 (forty-five) days prior to
check-in date.
7. Absolutely
NO PETS
are allowed unless otherwise indicated. Houses that are pet friendly require a
$50-$100 non-refundable pet fee (depending on the size of the house).
8. Should more
people occupy the house than the maximum capacity allowed in the house,
occupancy will be terminated with no refund.
9. Families only.
ABSOLUTELY NO HOUSE PARTIES.
If a house party is held, occupancy will be terminated with no refund.
10. All units have
heat, air conditioning, TVs, and telephones unless otherwise indicated.
11. There are no
guarantees on air conditioning, heat, other appliances or entertainment
facilities, but we make every effort to have them repaired the same day we are
notified of any problems. No refunds are made upon failure.
12. Utilities,
pots, dishes, and flatware are furnished in units. Linens are furnished in
SOME
units; please check the unit's description. If
linens aren't part of the package,
an independent linen service is available:

13. Agent reserves
the right to refuse admittance and/or discontinue occupancy if, in agent's
opinion, such action is in the best interest of the property owner.
14. Prices may be
subject to change without notice.
15. Garbage pick
up is on Monday and Thursday mornings by 7 a.m.
16.
No smoking
in any of our units.
17. Every
precaution has been taken to assure accuracy on this Web site. However, we
reserve the right to make necessary changes or corrections.
